Roof replacement from the rafters up

A new roof is the biggest repair job on your house, and the one you should only pay for once. Doyle Homes strips the old covering, inspects every timber underneath, fixes what is rotten, then rebuilds the roof layer by layer with breathable membrane, treated battens and the tile or slate that suits your house. Over 25 years' experience means we have seen how every age of roof fails.

Our TrustATrader and Google reviews describe whole houses re-roofed in three days, and a full reline with loft insulation and boarding finished inside a week. We are a family business, fully insured, and all work is backed with a 20 year written guarantee.

Joists, rafters and the timbers under your roof

Tiles are the skin. The timbers are the skeleton. Once the old covering is off, we inspect the rafters, ceiling joists, wall plates and purlins for rot, woodworm, sag and old leak damage. Sound timber stays. Rotten rafter feet, decayed wall plates and sagging members are cut out and replaced with new treated timber, or strengthened with a new section fixed alongside the old.

A re-roof that skips this puts new tiles on a weak frame. You see the findings before you pay for them: we photograph the timber and walk you through it, and replacement joists and rafters appear as their own line in the quote. Nothing arrives as a surprise on the final invoice.

Choosing the covering: tile, slate or slate-effect

Concrete interlocking tiles

The standard covering on post-war semis, bungalows and estates across Luton, Bedford and Milton Keynes. They are large, quick to lay, light on the roof frame and available in grey, brown, red and slate colours. We clip and nail them for the exposure of your site, with matching ridge and hip units.

Clay plain tiles

Victorian and Edwardian terraces and many 1930s houses in St Albans, Harpenden and Hitchin carry small plain clay tiles. We match colour, size and camber, and where sound old tiles improve the match we offer to reuse them. See our tiled roofing page for more.

Natural slate and slate-effect

Natural slate lasts longest and suits older and higher-end houses, with lead valleys and hips finishing the detail. Slate-effect tiles give the same look at lower cost and weight. Both go over breathable membrane on new battens: see our slate roofing page and the new slate roof project.

Breathable membrane, battens and ventilation

Tyvek breathable membrane with new treated battens fixed ready for tiling

Under the covering sits the layer homeowners never see, and in a British winter it does the hardest work. Breathable membrane stops wind-blown rain and snow reaching the timbers while letting moisture from the house escape. You can see Klober and Tyvek membrane, and BBA approved membrane, in the photographs of our own jobs.

Battens are treated softwood, set to the exact gauge of the tile or slate. We add eaves and ridge ventilation so the roof void breathes, and because the roof is open we fit or top up loft insulation and board the loft if you want storage. One reviewer had the whole roof relined and the loft insulated and boarded within a week.

New roof or repair? The straight answer

Not every leaking roof needs a new one. If one slope, one valley or one flashing is the problem, roof repairs are the right answer and we say so. A roof needs renewing when the battens and felt have rotted, the tiles are crumbling or delaminating, repairs keep failing in new places, or moss has soaked into concrete tiles until they hold water.

We explain your options and the most cost effective solution in simple terms, then leave the decision with you. If you are unsure, book a roof inspection and we put the findings in front of you with photographs.

Timescales, scaffold and living in the house

Once you agree the price, scaffolding goes up in a matter of days, and the strip and re-roof run in a continuous sequence so your house is never left open overnight. We carry out a risk assessment before every job, keep materials stored neatly and safely on site, and always leave the site tidy and remove any waste.

Our site managers are on the phone throughout. If you have cause for concern after we finish, call us and we make sure any issue is fully rectified under your 20 year written guarantee.

Signs you need us

  • Tiles crumbling, flaking or laminating, or a slope covered in moss and lichen
  • Leaks that return in different places after each repair
  • A sagging ridge or a roof slope that dips between the rafters
  • Daylight in the loft, or damp, black rafters and wet insulation
  • Rotten, brittle or missing roofing felt under the tiles
  • Mortar ridge and verge crumbling along the whole roof, not just one section
  • A roof 40 to 60 years old with a patchwork of past repairs

  1. Rafters and timbers

Once the old covering is off we check every rafter, joist and wall plate, and replace rotten or split timbers before anything goes back on.

  2. Loft insulation

Insulation laid between the ceiling joists keeps the heat in your rooms instead of losing it through the roof.

  3. Breathable membrane

The membrane under the battens stops wind-driven rain and lets moisture out of the loft, so the timbers stay dry.

  4. Treated battens

Battens are set out to the right gauge for the tile or slate, so every course sits straight and every piece is fixed.

  5. Tiles or slates

Laid course by course from the eaves up, with the overlaps the manufacturer specifies. This is the part you see from the street.

  6. Ridge tiles

Bedded or dry fixed along the top of the roof, where the wind hits hardest and old mortar fails first.

  7. Lead flashing

Lead dressed around the chimney and into the brickwork. Get this detail wrong and the best roof in the street still leaks.

What Doyle Homes customers say

TrustATrader review
Hugh and his team were recommended to us by a neighbour. He did a really thorough job when carrying out his initial survey and didn't push us to make a decision. We were quoted a competitive price and ended up having our whole roof replaced. The work was done really quickly, but to a high standard. Any questions or small issues we had were answered and addressed straight away, removing any potential stress. Hugh made sure we were 100% happy with the job and we were really impressed with the level of communication, as well as his attention to detail. You hear some horror stories, so it was really reassuring to find a reliable service.

Spoke to Robert and he came over to see what work was needed, after agreeing a price scaffolding was up in a matter of days and work had commenced. Had the whole roof relined and the loft insulated and boarded within a week. His team did a good job and I would recommend going with them if you need work doing.

The complete new roof fitted on our house looks very impressive from every angle and is clearly of a high standard and well finished. Overall a very professional company.

Questions

New roofs and re-roofs questions

How long does a roof replacement take?

Our reviews describe whole houses re-roofed in three days and a strip, reline and loft insulation job finished within a week. Your survey gives you a written timetable for your own roof before you commit.

How do I know if I need roof replacement or just repairs?

If the problem sits in one place, repair it. If the battens and felt have rotted, tiles are crumbling or leaks keep returning in new spots, replace the roof. We assess the roof and explain both options.

Do you replace rotten rafters and joists?

Yes. Once the old covering is off we inspect every timber. Rotten rafters, joists and wall plates are cut out and replaced with new treated timber, and you see the findings and a separate line in the quote.

Do I need planning permission for a new roof?

A like-for-like roof replacement does not need planning permission. Changing the covering in a conservation area or on a listed building is different, and we tell you before you commit to anything.

What breathable membrane do you use?

We fit breathable membrane from established makers such as Klober and Tyvek, lapped and fixed to the manufacturer's detail and dressed into the gutters. You can see both on our job photographs.

Will you remove the old roof and the waste?

Yes. We strip the old covering, batten and felt, load out the waste and leave the site tidy. Removal is part of the quote, not an extra.

Can I pay for a new roof in stages?

We offer flexible payment options and financing plans to suit your budget. Ask for them when you request your free quote and we set out the options in writing.
