I had invited them to inspect my roof and guttering. They provided me with information and photographs of the work that was required. The quote was good value. When they undertook the work, it was very professional, with further photographs to allow me to inspect the work undertaken and completed. Happy to recommend.

A roof survey from roofers who fix what they find

Most people only look at their roof when it leaks. By then the water has been through the tiles, the membrane and the felt, and into the timber. A survey finds the faults while they are still a small repair.
Our survey is free, with no obligation, and it comes from roofers who do the work. Over 25 years' experience shows us which cracks matter and which do not. One reviewer who invited us to inspect their roof and guttering said we gave them information and photographs of the work required, and that the quote was good value.
What we check on your roof
We go over the whole roof, outside and in. Each part fails in its own way, so each gets its own check.
The covering
We look at every tile or slate for cracks, slips and wear, and at the ridge, hips, valleys and verges. Loose mortar, rocking ridge tiles and failed nails show up here first.
Lead, chimneys and abutments
Water gets in where the roof meets something else. We check the lead flashings and soakers around chimneys, dormers and walls, and the pointing, flaunching and pots on the stack itself.
Gutters and roofline
We check gutters for leaking joints and falls, and fascias and soffits for rot and gaps. A failed roof edge lets water into the rafters and the wall.
Flat roofs
On felt, rubber and fibreglass roofs we look for blistering, splits, ponding water and failed outlets, and at the upstands and edges where leaks begin.
The loft
From inside we check the underside of the covering, the membrane, the battens and the rafters. Daylight, wet timber, rusted nail tips, stained insulation and black mould tell us what the outside cannot.
When to book a roof survey
Book a survey after a storm, after the first sign of a stain on a ceiling, before you buy or sell, and before you get a quote for any large roofing job. A yearly check on an older roof keeps repairs small.
A homebuyer's report gives the roof a line or two from the ground. A survey from us goes onto the roof and into the loft, so you know what you are really buying. If you are selling, a survey means no surprises when the buyer's surveyor comes round.
What you get after the survey

You get the facts in plain English. We show you photographs of each fault, explain it, and give you your options in simple terms with the most cost effective solution first. Anything urgent comes first, and anything that can wait is marked clearly.
If you want us to do the work, we give you a detailed quote with materials and labour split out, plus any third party charges and a timetable. We will beat any written quote. If you do not want the work done, you owe us nothing.
Honest advice on repair or re-roof
When a repair will do, we say so, because we would rather earn your trust than sell a job you do not need. One reviewer said the advice they were given initially was honest and turned out to be genuine.
When a roof really is at the end of its life, we show you why, with photographs. The new roofs page covers a full re-roof, roof repairs covers the smaller faults, and the roof repair cost guide explains what changes the price.
Roof survey visits across Luton, Dunstable and nearby towns
We inspect roofs on Victorian terraces with slate, 1930s semis with clay tiles, post-war estates with concrete tiles and newer builds. Each has its own weak points, and we check them. The office is in Dunstable, and we visit across Luton, Bedford, St Albans, Hitchin and the towns around them.
If your survey points to rain getting in at the lead or the chimney, see lead work and chimney repairs for how we fix it.
Signs you need us
- A damp patch or stain on a ceiling after rain
- Tiles or slates on the lawn or drive after a storm
- Moss, lichen or sagging along the roof line
- Gutters overflowing, or water running down the wall
- Daylight, a musty smell or condensation in the loft
- A house you are buying or selling, with a roof nobody has checked in years

What Doyle Homes customers say
Word for word, each one linked to the platform it was left on.
Hugh and his team were recommended to us by a neighbour. He did a really thorough job when carrying out his initial survey and didn't push us to make a decision. We were quoted a competitive price and ended up having our whole roof replaced. The work was done really quickly, but to a high standard. Any questions or small issues we had were answered and addressed straight away, removing any potential stress. Hugh made sure we were 100% happy with the job and we were really impressed with the level of communication, as well as his attention to detail. You hear some horror stories, so it was really reassuring to find a reliable service.
I believe the advice I was given initially was honest and turned out to be genuine. I did not seek alternative quotes but I feel it was probably competitive. I would recommend Doyle Homes Ltd if requested to do so.

Roof inspections and surveys questions
Is the roof survey really free?
Yes. It is free with no obligation. We visit, survey the roof and the loft, show you what we find and give you a detailed quote if you want one.
How long does a survey take?
The time depends on the size of the roof and the loft access, and larger or commercial roofs take longer. We arrange the visit at a time that suits you.
What does the survey include?
We check the tiles or slates, ridge, hips, valleys, verges, lead flashings, chimney stack, gutters, fascias, soffits and any flat roof, then, where there is loft access, the membrane, battens, rafters and ventilation. You get photographs and a plain list of what we find.
Will you tell me if I do not need work done?
Yes. If the roof is sound, we tell you. If it needs a small repair, we quote the repair. We never push a new roof when a repair will do.
Can I use your survey when buying or selling a house?
Yes. Our survey goes further than a homebuyer's report, because we get onto the roof. You see photographs and a plain list of faults and costs.
Do you survey commercial roofs?
Yes. We survey domestic and commercial properties, including flat roofs, pitched roofs and the gutters and roofline.
