Yesterday I had my flat roof replaced by Doyle Homes and I couldn't be more impressed with their work. From their professionalism and attention to detail were exemplary. The team arrived promptly, worked efficiently, and maintained a clean work environment throughout the project. Communication was excellent and I needed some additional work doing which they dealt with. The end result exceeded my expectations, with a beautifully installed roof that provides both aesthetic appeal and peace of mind. I highly recommend Doyle Homes for any roofing needs.

EPDM roofing: what it is and why it lasts

EPDM is a synthetic rubber, ethylene propylene diene monomer, made as a single-ply sheet in 1.2mm and 1.52mm thicknesses. It resists UV, ozone and frost, stays flexible in the cold and does not crack the way aged felt does. Laid by a roofer who understands the details, it is the lowest-maintenance flat roofing finish we install, and it is built to outlast the 20 year written guarantee we give on the work.
Doyle Homes has over 25 years' experience across flat and pitched roofing, and the finished rubber roofs in our photographs show the standard: clean edges, flat membrane, sealed outlets. We are a family business, fully insured, and a risk assessment comes before every job.
How we install EPDM, step by step
1. A sound, dry deck
Rubber copies whatever it is stuck to, so the deck decides the result. We use 18mm OSB3 or exterior ply, screwed, with joints supported and firring strips to give a fall to the outlet. Rotten boards, soft joists and wet insulation come out before anything is laid.
2. Insulation and vapour control
On a warm roof, a vapour control layer goes on the deck and PIR insulation board goes on top, bonded in staggered sheets. The deck stays warm and dry, and the room below gains thermal performance.
3. One sheet, fully bonded
The membrane is cut as a single sheet to the roof, rolled out and left to relax. We fold it back, apply bonding adhesive to the deck and the underside of the sheet, let it tack off, then roll the rubber into place and sweep out trapped air with a broom. Full-surface bonding is what stops billowing in wind.
4. Corners, upstands, trims and outlets
Where the rubber rises against a wall it is bonded up the brickwork and finished with a termination bar and lead or a trim. Corners are formed from pre-shaped pieces, not folded and hoped for. Edges finish in aluminium or GRP drip trims, and outlets are purpose-made so water leaves cleanly. Our photographs show rubber being laid on the deck and a finished outlet.
Where EPDM wins, and where another system wins
Rubber is our first suggestion for large, simple roofs: a wide kitchen extension, a long garage, a big dormer. One sheet means fewer joints to fail, installation is fast, and there is no naked flame near timber, which matters on roofs next to eaves, roof lights and old fascias. Rubber also lays well in cold, dry weather, where resin and hot-applied systems need more care.
It is not always the answer. A balcony or walkway taking daily foot traffic suits GRP fibreglass roofing, a hard-wearing shell. A small garage on a tight budget suits torch-on felt. We compare all three on the flat roofing page and recommend the one that fits your roof, not the one we prefer.
How EPDM fails and how we fix it
Most EPDM failures are installation failures, not rubber failures. A sheet stuck to a damp or dirty deck lifts at the edges. Trapped air becomes bubbles that rub through. A badly formed corner or an unsealed upstand lets water behind the sheet. Cheap DIY kits add thin rubber and weak tape to the mix, and the roof leaks at the first seam.
We diagnose by checking edge adhesion, probing the deck, inspecting every corner and upstand and looking at the ceiling for the water's path. A puncture, a lifted lap or a single failed junction is repaired with cleaned, primed patches and cover tape. When the bond has failed across the whole roof, the honest answer is a new sheet, and we put that quote beside the repair so you decide with the facts.
EPDM roofing for extensions, garages and dormers
Rubber suits the roofs we are asked about most: single-storey extensions, garages, porches, bay roofs and dormers, with or without roof lights. We build the kerb, wrap the membrane up and over it and seal the junction. For garage roofs and extension frames, see our garage and extension roofs page.
Our reviews include flat roofs replaced in a day or two, and neighbours ordering the same after seeing the finish. Ask for a free, no obligation quote and we survey the roof, photograph what we find and give you the price in writing. We will beat any written quote.
EPDM roofing cost and your guarantee
The price depends on the roof's area, the access, the state of the deck and the insulation specification. Your quote itemises materials and labour with no hidden costs. Our flat roof cost guide sets out the price ranges, and we offer flexible payment options and financing plans to suit your budget.
All work is backed with a 20 year written guarantee. If you have cause for concern after we finish, call us and we make sure any issue is fully rectified.

Signs you need us
- Rubber lifting at the edges or billowing in the wind
- Wrinkles and air bubbles under the surface
- Punctures, cuts or scuffs from foot traffic and branches
- Water ponding on the surface for days after rain
- Seam tape peeling or corners and upstands opening up
- Leaks at the wall junction or around a roof light
- A DIY rubber kit that never sealed properly
How it works, from first call to guarantee
Survey the deck and details
We check the falls, the condition of the boards, the edges, the outlets and every wall junction, then explain whether your roof suits rubber and what the deck needs first.
Prepare the deck
The old covering is stripped or overboarded, rotten boards and joists are replaced, falls are corrected and insulation is laid, so the surface is flat, dry and sound.
Bond and trim the membrane
The sheet is rolled out, relaxed, folded back and bonded to the deck, then worked down with a broom. Upstands, corners, trims and outlets are formed and sealed.
Inspect and guarantee
We check every edge and junction, clear the roof and the site, and issue your 20 year written guarantee.

What Doyle Homes customers say
Word for word, each one linked to the platform it was left on.
Would recommend this company to others. Our neighbours in the street have already placed an order for a flat roof as a result of our work. My daughter also has had this company for many years conducting works on their properties, and found them to be excellent. Our roof looks great and Robert and the team are great people to deal with.
Such a positive experience to find a reliable and helpful contractor. Having had my flat roof repaired last month by this builder I enquired about the cost of the main house roof and found Hugh both helpful and knowledgeable about alternative roofing options. I decided to have Doyle Homes to reroof the house and apart from a small hiccup with scaffolding, which was not Doyle's fault, the work has now been completed and the results speak for themselves. In three days my tired old roof has been replaced by a brilliant team who worked very hard, and tidied up after themselves, all under the watchful eye of Hugh. I would have no hesitation in recommending this company to anyone who is considering roofing work and would certainly use them again.

EPDM rubber roofing questions
What is EPDM roofing?
EPDM roofing is a single-ply synthetic rubber membrane, bonded to a flat roof deck with adhesive and finished with trims and sealed details. It resists UV, ozone and frost, stays flexible and needs very little maintenance.
How long does an EPDM roof last?
A correctly installed rubber membrane is built to outlast the 20 year written guarantee we give on every job. The decisive factors are the deck, the bonding and the details, which is where we put the time.
Is EPDM better than felt or fibreglass?
For large simple roofs, yes: fewer joints, a fast install and no flame. For walkable balconies, GRP wins. For small garages on a tight budget, torch-on felt wins. We survey first and recommend the one that fits your roof and your budget.
Can you lay EPDM over my existing roof?
Only where the old covering is dry, sound and flat. Wet insulation, blistered felt and rotten boards are stripped out first, because rubber bonds to what is below it. The survey tells us which route your roof needs.
Can you repair a rubber roof or do I need a new one?
We repair punctures, lifted edges and failed tape with primed patches and cover tape. When the bond has failed across the whole roof, a new sheet is the honest answer, and we show you both prices.
Is a rubber roof walkable?
Occasional access for maintenance is fine. Regular foot traffic wears the surface, so for a balcony or terrace we fit walkway protection or recommend GRP instead.
Do you guarantee EPDM roofing?
Yes. All work is backed with a 20 year written guarantee, and we are fully insured. You also get a free, no obligation quote and our promise to beat any written quote.
