Our chimney, fascia and gable boards needed repair. When the edge tiles came off the deterioration of the roof battens and roofing membrane was obvious. Such is the excellent customer care and problem solving, Hugh’s team swung into action, extra scaffolding was swiftly erected and the whole roof replaced with new tiles within two weeks, with some additional work I requested also completed. All done efficiently, tidily and by a skilful, hard-working and polite team. I appreciated such good communication and advice and am delighted with the outcome. Several neighbours have said how impressed they are with the finished result. I am happy to recommend this company to others.

Fascias and soffits that stop the rot reaching your roof

The fascia is the board fixed across the ends of your rafters. It holds the gutters and closes the edge of the roof. The soffit is the board under the overhang, closing the gap between the fascia and the wall and letting air into the roof space. When either one fails, rain reaches the rafter feet, birds and wasps get into the loft, and the gutters start to drop.
We replace fascias and soffits in uPVC for houses, extensions and commercial buildings. Timber that has soaked up water for years will not hold a fixing, so we cut back to sound wood before anything new goes on. Over 25 years' experience on roofs means we read the problem from the ground: the way the gutter sags tells us which board has gone.
What failing boards look like from the ground
You can spot most roofline faults without a ladder. Look along the eaves from across the road. A wavy line means the boards have warped. Sagging gutters mean the fascia has lost its grip on the fixings. A dark stripe under the gutter edge means water has been running behind the board for a long time.
Look up at the soffit as well. Sagging or missing panels, brown water stains, flaking paint and gaps at the wall are all signs of moisture in the overhang. Starlings and wasps use those gaps, and a nest in the eaves puts droppings and damp into your insulation.
- Peeling paint and bare grey timber: the board has been wet for years
- Soft, spongy wood under a screwdriver: rot has taken hold
- Open joints at corners and where boards meet: water is getting behind
- Sagging or leaking gutters: the fascia is no longer holding the brackets
Replace or cover over: how we decide
Many firms sell a plastic cover over the old board because it is quick. That is only right when the timber underneath is dry and sound. Seal a wet board under uPVC and the rot carries on out of sight until the cover starts to bow.
Before we quote, we press-test the timber with a screwdriver and look at the rafter ends from the ladder. Then we tell you which route your roof needs, in plain terms, with the price for each. If the cheaper option would cost you more in two years, we say so, because we are the ones who put our 20 year written guarantee on it.
Full replacement
Everything comes off: the old fascia, soffit and any bargeboards. We inspect the wall plate and rafter feet, cut out soft timber and splice in treated lengths, then fit new boards fixed back to solid wood. This is the right job when the boards are soft, split or more than 20 years old.
Cover over sound timber
If the original fascia is dry and straight, a new uPVC fascia fixed over it gives a clean finish at a lower cost. We still renew the soffit and check the rafter ends, because the soffit is where moisture and pests get in first.
Bargeboards and gable cladding
The sloping boards at the gable end take the worst of the wind and rain. We replace bargeboards with uPVC to match the fascia, and clad gable ends where the old finish has failed, fixing battens to a flat, true face before the cladding goes on.
Soffit ventilation and your loft
A cold loft needs air moving through it. A ventilated soffit board or a continuous vent strip at the eaves lets damp air out of the roof space and stops condensation settling on timbers and felt. Solid boards in the wrong place choke that airflow, and the first sign is black mould on rafters and a musty smell in the loft.
We choose the soffit type to suit the roof: plain boards where ventilation comes from elsewhere, vented boards or disc vents where it does not. If the roof is being re-covered as well, the new roofs team sets the eaves ventilation and the membrane together so the whole edge works as one system.
Fascias, soffits and guttering in one visit

The gutters hang off the fascia, so replacing one means disturbing the other. Doing fascias and soffits and the guttering together means one scaffold, one set of site costs and a finished roofline that matches. One reviewer had the guttering, soffits, ridge tiles and a slate panel renewed in a single run of work.

Profiles, colours and finishes
uPVC fascias come in square-edge, bullnose and ogee profiles, in white, black, grey and woodgrain finishes. We match the style already on your house, or give you a clean change if the old boards were a patchwork of repairs. Soffits are fitted in flat, tongue-and-groove or hollow-section board with trims in the same colour.
Joints between boards are sealed and fixed with corrosion-resistant fixings, and every length is cut to run true along the eaves. The finish should look like one continuous line from the road, not a series of repairs.
Fascias and soffits across Luton, Dunstable and the surrounding towns
Luton and Dunstable are full of 1930s semis and post-war houses with boxed eaves, where the timber fascia has been painted, patched and painted again for decades. The same is true of the older terraces and the 1960s estates. We work across the area from our Dunstable office, and cover Luton, Bedford, St Albans, Milton Keynes and the towns between.
If the roof itself is leaking as well, we repair the cause at the same visit: see roof repairs for tiles, ridges and lead, or dry verge and ridge for the gable edge.
Signs you need us
- Paint flaking or peeling from the fascia, with bare timber showing through
- A screwdriver sinks into the board when you press it
- Gutters sagging or pulling away from the roof edge
- Gaps or daylight at the soffit, or birds and wasps getting into the eaves
- Brown staining or green growth running down the boards under the gutter
- Black spots of mould on the soffit or on rafters in the loft

What Doyle Homes customers say
Word for word, each one linked to the platform it was left on.
I had a problem with the guttering and fascia ETC that was at least 20 years old. I called Doyle Homes, who came out to my house. They had a look at the problem and gave me a quote that I accepted. There were additional issues that they dealt with also. They were able to come out within two weeks and complete the job. We would definitely use this company again.
Complex work on an old house, new slate roof panel, replacing flat roof lead, new gutters, chimneys sorted, soffit repairs, new ridge tiles, repointing and painting. A major amount of work done in rapid succession with no missing days in between under the auspices of Hugh. I would thoroughly recommend him and his team. One gutter joint came apart in the hot weather following and Hugh came very promptly to fix it. How work should be done.

Fascias and soffits questions
How long does it take to replace fascias and soffits?
That depends on the length of the roofline, the access needed and whether the rafter ends need repair. Your written quote includes a detailed timetable, so you know the start and finish before you agree anything.
Do I need scaffolding for fascia and soffit replacement?
On a two-storey house, yes. Working from scaffold or a tower is safer and gives a straighter finish than working from ladders. Access is included in the price on your quote, and we risk assess before every job.
Is uPVC better than timber for fascias?
uPVC does not rot, needs no repainting and keeps its colour, which is why we fit it. Timber needs sanding and repainting every few years and fails at the joints. We replace old timber with uPVC and repair any rotten rafter ends behind it.
Can you fit the gutters at the same time?
Yes, and it saves money. The gutters have to come off to replace the fascia, so we fit new guttering and downpipes at the same visit and the whole roofline matches.
Will the new boards match my house?
Yes. We match the profile and colour already on your house, or fit a new style across the whole roofline if you want a change. Colours include white, black, grey and woodgrain.
Do you guarantee new roofline work?
All work is backed with a 20 year written guarantee. We also guarantee to beat any written quote, so get your quotes in and send us the cheapest.
