Roof cleaning that removes the moss and the damage behind it

Moss looks harmless and does real damage. It soaks up water and holds it against the tile, and in winter that water freezes and splits the surface. The cushions grow into the joints between tiles, lift the edges and push water towards the battens. Then the first heavy rain washes lumps of moss into your gutters and blocks the downpipes.
We take the growth off properly and then look at what it was hiding. Over 25 years on roofs have taught us that moss covers cracked tiles and slipped ridges. You get a straight answer on whether cleaning is all the roof needs.
How our roof cleaning works
We work in a set order, so the roof ends up clean and treated, with the gutters running clear.
Moss off by hand
Thick moss is scraped and brushed off the tiles by hand, working down the slope towards a gutter we have protected. Pulling it off dry is safer for the tiles than blasting it away, and it keeps the worst of the debris out of the drains.
Low-pressure wash
Algae, lichen and the stain left behind come off with a low-pressure wash. We keep the pressure down on purpose. A jet at full power strips the surface off concrete tiles and forces water up under the laps, which is how a cleaned roof ends up leaking.
Biocide treatment
A biocide wash goes onto the clean tiles to kill roots and spores that scraping leaves behind. Treated roofs stay clear for longer, and the moss that does return is thinner and easier to remove.
Gutters, valleys and tile replacement
Everything that comes off the roof lands in the gutters and valleys, so we clear them as the last step. Tiles that cracked or slipped under the moss are replaced in the same visit. One reviewer had their roof cleaned and every broken and missing tile replaced in one job.
Moss, lichen and algae: what is growing on your roof
Each growth does different damage and needs slightly different handling. These are the three we find on local roofs.
| Growth | What it looks like | What it does |
|---|---|---|
| Moss | Green or brown cushions along tile edges and valleys | Holds water against the tile, splits the surface in frost and blocks gutters |
| Lichen | Grey, orange or yellow crusty patches | Grips the surface and eats into concrete and clay over time |
| Algae | Black or dark green streaks down the slope | Stains the tiles and keeps the surface damp |
Why we do not blast a roof clean
Some firms arrive with a pressure washer and finish in an hour. The roof looks clean for a few weeks. The tiles have lost their top surface, which makes them more porous, and the moss returns faster and grips harder.
We scrape, brush and wash at low pressure, then treat. It takes longer and the roof lasts longer. If your tiles are already too far gone to clean without damage, we tell you before you pay.
When roof cleaning is not enough

Cleaning fixes the surface. It does not fix a cracked tile, a slipped ridge or a rotten batten. Once the roof is clean we check the whole slope and give you a priced list of any repairs, from roof tile replacement to ridge work and lead flashing.
If the tiles are worn out, cleaning is money wasted and we say so. At that point a new roof is the honest answer, and we quote it with the same free, no obligation visit. Our roof cleaning cost guide explains what the price depends on.
Safe access for a steep, wet, mossy roof
Moss is slippery, and a wet mossy slope is dangerous to stand on. We put up scaffold or use roof ladders and edge protection, and we risk assess every job before anyone steps onto the tiles. Brittle tiles and roof lights get crawl boards, and nobody works near an unprotected edge.
This protects your roof as well as our team. Tiles that are walked on carelessly crack, and a cracked tile is a leak waiting for the next storm. Careful access is part of why the roof is in better condition when we leave.
Roof cleaning across Luton, St Albans and the surrounding towns
Roofs on north-facing slopes and under trees grow moss fastest, because they stay damp the longest. Concrete tiles on 1930s and post-war houses are porous, so growth grips them, and older clay tile roofs collect lichen. We work from our Dunstable office across Luton, St Albans, Hitchin, Bedford and the towns between.
Pair this with guttering work if your gutters have been overflowing, and ask us to check the whole roof edge while we are up there.
Signs you need us
- Green cushions of moss along the tile edges and in the valleys
- Black streaks or orange and grey patches across the slope
- Moss and grit in the gutters after every shower
- Tiles holding water for hours after rain has stopped
- A north-facing slope or a roof under trees that never dries out
- Flaking, crumbling tile surfaces under the growth

Roof cleaning and moss removal questions
Is moss on my roof a problem?
Yes. Moss holds water against the tiles, splits them in frost and blocks gutters. Left alone, it works into the joints and lifts tiles. We remove it and check the roof underneath.
Do you use a pressure washer?
We use a low-pressure wash after scraping and brushing the moss off by hand. A full-power jet strips the surface off concrete tiles and drives water under the laps, so we avoid it.
Will the moss come back?
Moss returns on any roof that stays damp, but the biocide treatment slows regrowth and what comes back is thin and easy to remove. North-facing slopes and roofs under trees need a yearly check.
Can you replace broken tiles at the same time?
Yes. We replace cracked, slipped and missing tiles in the same visit and match the colour and profile. The cost goes on your written quote before we start.
Do you clear the gutters after cleaning the roof?
Yes. Everything that comes off the roof lands in the gutters and valleys, so we clear and flush them as the final step.
Is roof cleaning guaranteed?
All work is backed with a 20 year written guarantee. We are fully insured, and we promise to beat any written quote.
