The details that decide whether a commercial roof leaks
Flat roofs rarely fail in the middle of a sheet. They fail where something interrupts it: a parapet wall, a roof light, an extract pipe, an outlet or a box gutter. Each junction needs an upstand at the right height, a flashing formed to fit and a covering dressed up and sealed over it.
We form lead flashings to parapets and abutments, fit new outlets with overflows, and set the falls so water leaves the roof instead of ponding on it. Standing water for days after rain is the first thing we look for, because it shows a deck that has sagged or outlets that have blocked.
Pitched commercial roofs: slate, tile and lead
Many shops, parades and older commercial buildings have pitched roofs behind a parapet or above a flat-fronted ground floor. We repair and replace them in natural slate and clay or concrete tile, with the lead gutters and flashings these buildings depend on.
